OUR SERVICES

We offer a comprehensive 5-stage new construction inspection and detailed report to ensure your build meets all necessary standards. Additionally, we provide Pre-Purchase Inspections for existing homes, helping you assess the condition and potential issues before making a purchase.

PRE POUR/STEEL INSPECTION

The Pre-Pour/Steel Inspection typically takes place the afternoon before the concrete slab is poured. This inspection ensures that all critical components are in place.

  • Vapor Barrier
  • Steel reinforcement/mesh
  • Termite Protection
  • Pipe Penetrations

CONCRETE SLAB/FRAME INSPECTION

During our inspections, we will check the slab for cracks, over-pour, and level finishes. Following this, we will inspect the frame to ensure it is structurally sound. This is a crucial stage, as a well-built frame forms the “bones” of your home. If the frame is compromised, it can lead to significant issues down the line. We will verify that the frame is straight and plumb, check all junctions, ensure bottom plates are properly fixed and all bracing connections are correctly installed.

The frame inspection generally takes place once the truss roof is installed. At this stage, no sarking or sisalation paper should be in place, as these materials can obstruct the view of the frame from the outside, making it difficult to perform a thorough inspection.

PRE PLASTER INSPECTION

At this stage of the build, we ensure that all walls are plumb and have been straightened, and that any frame defects are rectified. We also confirm that the following rough-ins are completed:

  • Electrical
  • Plumbing
  • Ducted heating/cooling

At this stage, it is crucial that the client notifies Elevate Building Inspections of the scheduled dates for insulation and plaster. This ensures that the inspection can be properly scheduled to align with the construction timeline.

PRE PAINT /FIXING INSPECTION

The Pre-Paint/Fixing Inspection should take place before any painting begins, ideally before flooring and cabinets are installed. At this stage, plaster work should be fully completed, and all fixing (including doors, architraves, and skirting) should be 100% finished.
If waterproofing has been completed, we will inspect it to ensure it meets industry standards and has been done correctly.

PCI- PRACTICAL COMPLETION INSPECTION (FINAL HANDOVER INSPECTION)

This final inspection typically takes place once the house is fully complete. It should be scheduled after the client has received the final claim and Notice of Completion form from the builder. Ideally, the final inspection should be scheduled at the same time as the final walk-through with the builder and client.
